Dirksen is well known within the construction, roofing and multi-family community industries as a seasoned veteran of over 30 years. His storied career is expansive – with first-hand knowledge and experience in construction and roofing operations to estimating and preconstruction. Personable and dedicated to building community, Dirksen also leads marketing and business development, with an emphasis on continual improvement, cultural positivity and open communications.
Meticulously passionate, Dirksen’s mission for CM Squared, Inc. is to provide practical solutions tailored specially for multi-family associations. Beyond site inspections and construction management, Dirksen approaches projects on a holistic level to address current concerns and future well-being A people person at heart, Dirksen is active in a variety of industry organizations including CACM, CAI, ECHO and Westcon. Volunteering and giving back to the community are a huge part of Dirksen’s personal and corporate philosophies. He has a passion for sailing, and also enjoys playing golf and attending concerts. Dirksen has a bachelor’s degree in business administration/change management from St. Mary’s College.

Geli has over 20 years’ experience specializing in operations, supply chain, management, and finance, is a Certified Lean Six Sigma Black Belt, and holds a master’s degree in finance from Stanford University. Passionate about organizational growth, Geli focuses on improving CM Squared, Inc.’s operations and accounting infrastructure. Her leadership and team building skills carry through in her role as a licensed maritime captain. In her free time, Geli loves to spend time on the open waters.

With over 25 years’ construction expertise, 16 of those in engineering and consulting, Steve is an accomplished project manager and civil engineer recognized as a leader and authority in the field of construction project management and administration. At CM Squared Inc., Steve serves in a leadership role responsible for the oversight of construction project management. He is a California licensed civil engineer, a 1st generation Californian, and an avid outdoorsman. Steve enjoys spending time with his family, helps his daughter dye her hair and paint her nails, and travels throughout the US with his son’s basketball team.

Dan has over 30 years’ experience running large HOA construction, roofing and post-litigation projects. Dan leads and mentors our project team, infusing invaluable knowledge and pragmatic approaches to each project. He has helped many HOA’s with water intrusion investigations, depositions and expert testimonials. Dan enjoys problem solving and tackling the challenging aspects of construction. Strategic and resourceful, Dan’s passion and talent for coaching shines through both on and off the field. Dan is part of the Bay Valley Athletic League where he is the head coach for Liberty High football and baseball.

With over 30 years’ architecture and consulting expertise as a specialist in the HOA industry, Paul is an accomplished forensic architect recognized as a leader and authority in the field of construction defect investigation. At CM Squared, Inc., Paul is focused on oversight of construction defect forensic investigations and testing, expert witness and litigation support, cost estimating, and determining repair methodology and scope. Paul holds an architectural license in both California and Arizona, is a 3rd generation San Diegan, a high school baseball coach, and an avid weekend golfer. And if that isn’t enough to keep him busy, you can still find him playing baseball in an adult league.

Juan has over 25 years significant hands-on experience in all aspects of construction including project management, cost estimation, site inspections, and construction defect litigation support. Throughout his career, Juan has been in construction project leadership roles focused on solution management in the most complex situations. His priorities emphasize construction project management, cost estimating and standard of care, along with expert witness and litigation support. Juan is a licensed general building contractor in California and a certified union carpenter – journeyman. Juan is a diehard fan of both the San Francisco Giants and 49ers, loves spending time with his three kids, and coaches youth baseball and football.

SHAHRZAD MANSOURI

Shahrzad brings an academic pedigree to the team with a bachelor’s degree in architectural engineering and a master’s degree in construction management. She is certified LEED GA and has an OSHA certificate in construction safety and health. With certification in business applications and data analysis, Shahrzad uses data and technology to make business decisions that improve safety, productivity, and efficiency on construction projects. Her academic knowledge in construction ensures that CM Squared, Inc. stays current with construction developments. Recently, Shahrzad attended the Construction Research Congress (CRC) in New Orleans where she presented her paper that was accepted for publication. Outside of the office, Shahrzad enjoys traveling in her free time.

Sorin has over 37 years of architectural design and planning experience in both commercial and multi-family communities. During the past 20 years of his career, Sorin has specialized in forensic building investigations and post-construction litigation. He is an expert in destructive testing, construction methodologies and building envelope and waterproofing analysis. Sorin holds bachelor’s and master’s degrees in architecture from UC Berkeley, and is licensed in California, Nevada and Colorado. He enjoys dazzling you with random trivial pursuit history and humorous storytelling from his true-life experiences.

Terry has over 40 years’ experience in design, management, and construction where he has managed teams of professionals; planned, designed, directed and inspected construction/reconstruction of buildings, structures, public utilities, and transit systems; developed operating policies and procedures, directed day-to-day operations; and performed as technical liaison in the commercial, industrial, wastewater, nuclear, governmental and local city industries. At CM Squared, Inc., Terry serves in a leadership role focused on large scale construction projects and cost estimating along with expert witness and litigation investigation support. Terry holds multiple California licenses including building inspector, special inspector for structural steel & welding, special inspector for reinforced concrete, and special inspector for structural masonry. When not working, Terry enjoys spending time with his three adult children.

Construction Manager / Senior Reserve Analyst
With over 5 years’ experience in reserve and capital budget planning for Northern California properties, Ryan focuses on the analysis of client’s assets, along with their financial status, to effectively and efficiently forecast major component expenses, create strategic plans for proper maintenance and future fiscal success, and provide in-house training and development with the company’s reserve division. Ryan holds the reserve specialist designation through Community Associations Institute (CAI) and is a certified professional reserve analyst through the Association of Professional Reserve Analysts (APRA). He is a graduate of San Jose State University with a degree in finance. When he’s not working, Ryan can be found playing hockey, working on cars and trucks, or any number of adventurous outdoor activities including fishing, boating, wakeboarding, surfing, skiing and dirt biking.

Theresa has a bachelor’s degree from San Jose State University and has completed master’s degree course work in therapeutic recreation at University of North Texas, and public administration at Southern Methodist University.
